Adding on to your home is a big decision that should not be taken lightly. Before you start your home addition remodel there are several things to consider. This article highlights some of the main questions you should ask yourself and questions you should ask your contractor before you begin the addition.
Questions to Ask Yourself
1. If you were to build your house new, how would you design it?
This is a basic thought experiment that makes you look at your house as a whole and assess how it is serving the needs of your family. In terms of structure, what would you add; how would you reconfigure things; what is the home currently lacking?
2. What type of home addition would serve our family best?
The thought experiment above will help get your creative juices flowing to think specifically about what is the best addition for your home. Some popular types of home additions are kitchens, master bedrooms, master baths, storage rooms, family rooms or great rooms, bedrooms, guest wings or mudrooms. You may also consider an unattached home addition such as a pool house, guest house, garage, barn, greenhouse or conservatory.
3. Where is the ideal location for the addition?
You’ll want to think about where you have room to grow (out or up) and how the new addition will flow with the rest of the home.
4. What is my budget?
The budget will depend on the type of addition as well as its size and complexity. Thinking about budget is more than just considering how much you will spend though. You should also consider if the addition will add value to your home. Even if you don’t plan on selling soon, you should consider the resale value of the project.
According to Home Advisor, most homeowners spend between $21,744 and $63,018 on home addition projects.
5. Is a home addition feasible?
Before you move forward you should also check with the zoning laws in your area to find out if you can add on and what restrictions you may have.
Questions to Ask the Contractor
6. Do you have experience in home additions?
General contractors may work on a range of projects, but an addition is quite different from a remodel. Does the contractor have experience doing home additions? How many home additions have they performed in the past year/five years? Do they have a portfolio of their work? These questions help ensure that you are getting a contractor who understands home additions.
7. Are you licensed, bonded and insured?
Never assume that a contractor has the proper qualifications to work on your project. Get their license information and ensure that they are fully insured, including liability and worker’s compensation.
8. What is your estimate for the project?
When getting an estimate you want to make sure that the contractor’s estimate fit within your budget and includes all the work that you want performed.
9. Can you tie the addition into the existing house?
The new addition should fit in with the existing space as if it was always a part of the home. Ask about your contractor’s plan to create a harmonious look and feel for the addition, including roofline, windows, utilities, finish materials and overall style.
10. How long will the project take?
Home additions can create inconveniences in your house, so you should have a good idea of how long the project will take to complete. This includes projected start and end date, but also the general schedule for everything in between.
Home additions can add the space and function that your house needs, but they also require careful planning in advance. Gathering the answers to these 10 questions will start your project out on the right foot.
